WHAT TYPE OF LEASE AGREEMENT DO YOU OFFER?

All University Village leases are installment-type leases. Pro-rated move-ins and/or move-outs do not apply to this lease type.

WHAT ARE INSTALLMENT PAYMENTS?

Installment lease agreements do not have lease terms that are for an entire calendar year. The total contract amount for the lease term is split into equal payments throughout the length of your lease. 

WHEN IS RENT DUE?

 Rent is due on the 1st of every month with a grace period until the 4th day of the month. Rent is considered late beginning on the 5th of each month.  On the 5th, you will be assessed a $50 late fee and $5 will be added every day thereafter.

WHAT IS THE LEASE TERM AT UNIVERSITY VILLAGE?

We primarily offer twelve-month leases but may have a limited amount of short-term leases depending on availability. Please contact the leasing office for dates that meet your needs.

DO I NEED MY PARENT/GUARDIAN WITH ME TO SIGN A LEASE AGREEMENT?

To sign a lease agreement, we do NOT need your parent or guardian present.

WHAT ARE THE GUARANTOR REQUIREMENTS IF I NEED ONE?

If you need a guarantor to sign a lease, they must complete the application and the Guarantor form. All necessary fields including a social security number must be completed to process the application. A Guarantor’s income must meet property income qualifications. We require this paperwork to be returned back to the leasing office no later than 72 hours after submitting your security deposit. Please contact the leasing office for more information.

DO I NEED RENTER'S INSURANCE TO LIVE AT UNIVERSITY VILLAGE?

We urge you to get renters insurance for losses to personal property or injuries due to theft, fire, water damage, pipe leaks, and the like. Additionally, the Tenant is required to purchase personal liability insurance with a minimum coverage of $100,000. Homestead U must be listed on the policy. WHAT APPLIANCES ARE PROVIDED IN EACH UNIT?

Each unit comes equipped with a refrigerator, stove/oven, and air conditioner.

WHAT UTILITIES ARE INCLUDED?

We set you up with a utility budget or EAS (Energy Accounting Services) for gas, water, trash, and sewer. The amount is set by the type of unit you select. You are responsible for electricity, cable, and internet.

DO YOU HAVE FURNISHED APARTMENTS?

We offer furnished one-bedroom apartments. Call the leasing office today for more information!

DO YOU HAVE ANY BREED OR SIZE RESTRICTIONS FOR PETS?

Only two pets are allowed per apartment. Each pet is restricted to a maximum weight limit of 70 lbs. We do not allow Akita, American Staffordshire, American Pitbull terrier, Staffordshire Bull Terrier, Pit Bull, Chow, Doberman, Husky, Presa Canario, Rottweiler, or Wolf Hybrid. (Full-blooded or mixed with any percentage).
